Construction is officially underway on a new 61,050-square-foot industrial building in Acheson, Alta., as Upfield Capital and Arrowleaf Real Estate move forward with a development at 9761 279 St.
The project is being developed on an eight-acre site directly next to a 206,000-square-foot distribution centre leased to Home Depot. The two companies acquired that distribution facility in 2025, according to a release.
The new industrial building has been planned with the requirements of heavy industrial users in mind, particularly as available space for this type of property remains limited in Acheson.
“We designed this freestanding industrial building specifically to cater to the needs of heavy industrial users in the area,” said Peter Edgar, co-founder of Upfield, in a statement. “Vacancy rates in Acheson for this type of product are extremely low, and there are many businesses, such as steel fabricators, civil contractors and equipment sales, in need of this kind of built to suit warehouse space.”
Designed to accommodate either one or two tenants, the facility will offer units starting at 26,400 square feet. Access to the property will be provided directly from 279 Street.
The building’s configuration is intended to provide flexibility for industrial operations. It will include dock doors, grade-level doors and drive-through bays, along with knockouts allowing multiple additional doors of both types to be added, including along the sides of the building.
The development will also feature a 28-foot clear height and precast construction. Each tenant will have a dedicated fenced and graveled yard with direct access to the building, while the structure will be 10-ton crane ready.
Five per cent of the building’s space will also be delivered as office buildout as part of the offering.
Construction is scheduled for completion in March 2027.
