JP Morgan Asset Management and property developer Graftongate have joined forces to develop an 8.5-acre urban site into a cutting-edge last-mile logistics hub—part of a £500 million strategic commitment.
While the figure alone signals scale, the project’s real weight lies in timing. With delivery networks under strain and city logistics becoming a political as well as operational issue, the partnership arrives at a crucial moment.
“Urban logistics is no longer about moving boxes. It’s about how cities breathe,” said Graftongate’s development director, James Markham. “We’re not just building storage—we’re enabling connection.”
Located just outside London’s commuter belt, the Reading site benefits from quick motorway access and regional rail links. The future facility will be designed for high turnover: multi-temperature storage, dedicated electric fleet infrastructure, rooftop solar arrays, and fully automated parcel sorting floors are all on the table.
For JP Morgan, the move isn’t just about portfolio diversification—it’s a bet on the permanence of hybrid commerce and on the value of being close to consumers.
“The closer you are to the front door, the more vital your role in tomorrow’s supply chain,” said one fund manager involved in the deal, speaking on background.
The deal also reflects a broader shift: large-scale finance and real estate players are now entering the logistics conversation—not as landlords, but as long-term strategists.
Construction will begin later this year, with leasing discussions reportedly already underway for 2026 occupancy. According to insiders, demand is strong—especially among food distributors and retail fulfilment providers seeking faster delivery times and reduced emissions.
Urban logistics may still be evolving, but one thing is clear: this project isn’t just about Reading. It’s a signal.
