Broccolini has officially begun construction on The Riv, a 37-storey purpose-built rental development in Toronto’s downtown east area.
Located at the intersection of River Street and Queen Street, the project will deliver more than 350 purpose-built rental units, with construction crews now mobilizing on site.
Adding to the development will be a geothermal energy system and a privately owned public space bringing sustainability and community to the project.
From condo to rental housing The Riv was originally conceived as a condo development. After a period of study and design revisions, Broccolini decided to reposition the project as a purpose-built rental housing project.
The change is driven by changing market conditions and growing demand for long-term rental accommodation in Toronto.
As part of the redesign, the project will have fewer units than originally planned, but the new homes will be larger.
Strategic downtown location
The project is located within walking distance of the future Ontario Line and near the planned East Harbour transit hub and employment district.
The location is expected to provide residents with improved access to public transit, employment opportunities and other parts of downtown Toronto as major transportation infrastructure projects move forward.
With construction now underway, The Riv adds another significant purpose-built rental development to Toronto’s growing pipeline of long-term housing projects.
