New Affordable Homes and Community Amenities Completed at Vancouver’s Little Mountain

A new six-storey City of Vancouver-owned building brings 48 affordable rental homes, a 69-space child care centre, a neighbourhood house and new community spaces to Little Mountain.

A new six-storey building at Vancouver’s Little Mountain has been completed, bringing affordable housing, child care, community services and public gathering spaces together under one roof.

Located at 167 E. 36th Ave., the City of Vancouver-owned development provides 48 affordable rental homes designed for households with different income levels and needs. The units include accessible homes for people living with disabilities as well as family-sized options.

The affordable housing component will be operated by the S.U.C.C.E.S.S. Affordable Housing Society. It includes 12 studio apartments, eight one-bedroom units, 16 two-bedroom homes and 12 three-bedroom units.

The development offers a combination of shelter-rate, income-based and low-end-of-market rental homes, expanding affordable housing options within the Little Mountain community.

Housing, child care and community services in one development

The project also provides a new two-floor home for the Little Mountain Neighbourhood House, giving the organization additional space to expand its community programming and operate a community kitchen.

The building includes a 69-space child care centre, which will also be operated by Little Mountain Neighbourhood House. Outdoor play areas have been incorporated for infants, toddlers and children aged three to five.

Outside the building, a new community plaza will offer residents and visitors a dedicated space to meet and gather. The plaza will be overseen by the Vancouver Board of Parks and Recreation and includes a public art installation created by Musqueam artist Susan Point.

Little Mountain Neighbourhood House is expected to open its new facilities in early fall, while S.U.C.C.E.S.S. will soon begin the process of welcoming tenants into the affordable homes.

$43 million in contributions and funding

The project was delivered as part of the Little Mountain rezoning agreement. Holborn Properties Ltd. constructed the development as a community amenity contribution valued at $26.7 million, in addition to the value of the land.

The City of Vancouver also provided approximately $14.5 million in capital funding toward construction of the building.

The Province of British Columbia contributed a further $2 million specifically toward construction of the neighbourhood house.

The completed development brings housing, child care, community services and public amenities together in a single project, adding new infrastructure and affordable living options to Vancouver’s Little Mountain neighbourhood.
